The proper approach is to carefully remove tiles in sections, replace the underlayment with a synthetic or modified bitumen system designed for tile applications, then re-lay the original tiles with new fasteners and battens. This preserves the original tile color and texture while resetting the roof's waterproofing clock for another 25 years.

Broken tile replacement is often necessary after solar panel installation, satellite dish work, or any foot traffic on the roof. Replacing a broken tile correctly requires lifting adjacent tiles to access the fastener, sliding in a color-matched replacement, and resealing as needed. This is detail work that homeowner DIY attempts almost always do incorrectly, leading to leaks within a few seasons.
