    ABOUT OUR COMMERCIAL ROOFING SERVICES

    Commercial roofing covers the buildings that keep a business running: shops, warehouses, offices, light industrial space and multi unit residential buildings. The work is the same three questions every time. What condition is the roof in, does it need repair or replacement, and what does the proposed work actually include?

    Pressler starts with a roof survey. We walk the roof where access allows, document the membrane or covering, the drainage paths, the flashing at every penetration and the condition of the perimeter. Standing water, blocked drains, failed seams, damaged curbs and worn pipe boots are the details that decide whether a roof can be repaired or has reached the end of its service life.

    Low slope and flat commercial roofs use different systems than a steep slope residential roof. Common low slope options include single ply TPO and EPDM membranes and modified bitumen assemblies. Metal and steep slope assemblies appear on mixed use buildings, shops and agricultural structures. Each system has its own detailing at seams, curbs, drains and parapets, and those details are where most commercial leaks begin.

    Leak repair on a commercial roof is a tracing job before it is a repair job. Water can travel a long way across a deck before it appears inside, so we look for the entry point rather than patching where the stain is. Once the source is understood, we explain whether a focused repair is reasonable or whether the roof is failing broadly enough that repeated repairs are not a good use of a maintenance budget.

    A commercial roofing proposal should let an owner or property manager compare it to another one honestly. The items worth confirming in any proposal are the scope of work, the roof access required, how drainage will be handled, how each penetration will be detailed, and why the proposed system suits that building.
